Roughly a third of Sheffield lies inside the Peak District National Park. That counts before a spade goes in, because in England a national park is designated land and permitted development is cut back on it. A shed, store, greenhouse or pool at the side of the house needs planning permission there, and anything of that sort standing more than twenty metres from the house is held to ten square metres between the lot of it. The same building in a garden a mile the other side of the park line is very often permitted development.
